Land Area Units Explained

Land area is measured differently around the world. While most scientific and international documents use metric units (square metres, hectares), property transactions in South Asia, the UK, and the US use a variety of traditional local units. Understanding conversions between these systems is essential for property buyers, sellers, surveyors, and investors.

Cent โ€” The Most Commonly Confused Unit

A cent is exactly 1/100th of an acre, equal to 435.6 square feet or approximately 40.47 square metres. It is widely used in property transactions across Tamil Nadu, Kerala, Andhra Pradesh, and Sri Lanka. When someone says "5 cents of land", they mean 5/100th of an acre โ€” about 2,178 square feet or 202 square metres.

Bigha โ€” Varies by Region

Bigha is one of the most regionally variable land units in South Asia. The "pucca bigha" used in North India is equal to 3,025 square yards (2,529 sq m). However, in Bengal, Bihar, and Nepal, different sizes are used. Always confirm the local definition when reviewing property documents.

Why These Conversions Matter

When buying or selling property internationally, or comparing land prices between regions, knowing the exact conversion between local units and standard metric/imperial units is critical. A plot described as "5 cents" in Tamil Nadu, "1 guntha" in Maharashtra, and "240 sq m" in Europe could all describe similar-sized plots โ€” or very different ones depending on the local definition.
